One of Calgary’s top-performing short-term rental properties, supported by platform records and AirDNA comparisons. Fully turnkey with a trained team in place, and Year 2 pacing ahead. Use the operating systems yourself or engage Cody & Elia at $1,000/month: about 7.5% at $160,000 annual net revenue, compared with a 25% full-service fee on the same net basis. Existing-booking transition terms are explained below.
Here's what it would actually take to recreate Tuxedo — the property, three fully designed units, systems, team, and the trial-and-error years — versus one turnkey price with everything handed over.
The property produced $200,286.80 gross through July 31, 2026 after launching July 2, 2025 with no runway before Stampede. The extended window intentionally includes two Stampedes. Below, that historical net payout is applied to the stated annual costs and financing assumptions to illustrate buyer cash flow.
$182,654 gross through the July 13 launch-period cutoff, and $200,287 through July 31. Tuxedo launched July 2, 2025, just two days before Stampede. The extended result deliberately includes two Stampedes, supported by subsequent year-over-year growth. Historical ratings and AirDNA comparisons place it among Calgary’s top-performing properties. The operating illustrations below use the launch-period net payout base.

$60K+ in designer furnishings. Two chef kitchens. A game garage. A year-round hot tub. Sold turnkey: what guests book is exactly what you own.
The launch-period net payout is shown against the buyer workbook’s annual operating costs and illustrative financing: a $920,000 mortgage on an assumed $1.15M residential value, with the balance of the price funded by equity. The launch period includes two Stampedes and is not an exact 12 months. Actual financing and future operating results depend on the buyer and lender.
The asking price is $1,325,000 plus GST. At 5%, purchase GST is $66,250 if the full sale is taxable. An eligible GST-registered purchaser may report real-estate GST directly to CRA and offset it with a full qualifying input tax credit on the same return. Registration alone is not a GST exemption. The purchasing entity, intended use and transaction must qualify.
Illustrations use the same $920,000 mortgage and $5,000 closing estimate. Totals include any deposit already paid; subtract the deposit credit and apply final adjustments to find the remaining balance due. Personal or mixed use can change GST treatment. Confirm classification, registration, allocation, collection and any election with your lawyer and accountant. A GST-inclusive price is a different negotiated term; the current asking price remains plus GST. CRA guidance.

Uses the $159,958.59 launch-period net payout, $25,250 cleaning, $30,700 fixed-cost assumption and optional $12,000 team management fee. Financing follows the workbook illustration: $920,000 at 4.50% and 25-year amortization, with annual debt service shown as $61,152. Legacy-booking fees are additional, with the seller’s team contribution reducing the buyer’s balance.

$182,654 gross and $159,959 paid out through July 13, 2026. $200,287 gross through July 31. We launched July 2, 2025, only two days before Stampede began, with no reviews or advance-booking runway. The 377-day and 395-day windows include two Stampedes deliberately, showing the launch and the first fully marketed peak season.

AirDNA is the industry standard for short-term rental data, the tool lenders, appraisers, and institutional buyers use to verify STR revenue. It tracks every active Airbnb independently of the host. Here are its cards for all three listings on this property, trailing 12 months including all of July 2026. It's the outside check on what we can already prove — our most accurate numbers export straight from the OTAs (Airbnb + VRBO), where gross clears $200K. Tap any card to open it full size.

This property’s strong revenue performance was built deliberately. It was built, launched, and operated by one of the most recognized operators in short-term rentals — not through theory, but through a decade of running real assets at the highest level.
~10 years in hospitality. Part of $1B+ in five-star hotels, resorts & luxury homes listed on Airbnb. $100M+ in bookings generated across his properties, clients, and taught network. Featured on Forbes, Bloomberg, and national television.
Braydon Ross, known globally as "Mrairbnb." Listed thousands of luxury 5-star hotels, resorts, and homes on Airbnb over the last decade. Helped pioneer rental arbitrage online as early as 2017, and was the first to document connecting a hotel directly onto Airbnb in 2019.
This is why the calendar fills. One reel on this exact property, purchase to furnish to launch to Top 1%, did 271,982 views, reached 167,442 accounts, and pulled 974 new follows. The audience: primarily 25 to 55, Canadians in Calgary, Toronto, and Vancouver, interested in Airbnb and real estate. The people who book this property, and the people who buy properties like it. That demand engine drove Year 1, and the same audience is who this sale is being featured to. No other listing in Calgary comes with this.
The property, turnkey. Title 100% in your name. Fully furnished, guest-ready, hot tub included. The operating machine comes with it: the three-listing system, pricing structure, guest playbooks, and the team relationships behind the documented launch-period results. Eligible existing booking proceeds are settled under the signed transition agreement.
The supplied platform reports show $182,654.63 gross and $159,958.59 net through July 13, 2026, and $200,286.80 gross through July 31. We launched July 2, 2025, just two days before Stampede, with no reviews or booking runway. The 377-day and 395-day windows include two Stampedes deliberately, capturing the first fully marketed peak season. They are not exact 12-month periods.
July and August year-over-year comparisons support the momentum. September total payout is up 90.6% including AirCover, or 83.4% on reservation payout alone, based on paid and upcoming check-in-month bookings at September 21. Review the dated source schedules in the buyer package.
New listings will go on your Airbnb account or your selected management company’s account, including Cody & Elia’s company if you choose them. At the sale and official transition, the signed agreement sets out the existing-booking benefit, responsibilities and payout settlement.
Before the replacement listings launch, we reconcile the latest bookings and block those dates across the affected full-house, upper and lower calendars. We then unlist our existing listings from new bookings as the replacements go live. Existing reservations remain on their original platform listings for fulfilment; reviews, badges and ranking history do not automatically transfer.
Optional management by Cody & Elia’s company, the trained local team already handling cleaning, hot tub cleans, lawn care and more. The proposed management scope includes guest communication, pricing, synchronized calendars, booking and turnover coordination, maintenance coordination and owner reporting. The signed agreement confirms the scope, coverage, separately billed work and taxes.
At $160,000 annual net revenue after platform fees, $12,000 a year is 7.5%, compared with $40,000 at a 25% full-service fee. The flat fee’s effective percentage falls as annual net revenue rises. Existing-booking fees during transition are separate, with our contribution reducing your team balance.
Yes. You can use the copy, systems and SOPs yourself, engage Cody & Elia or select another operator. Following the refined positioning and operating processes is recommended. The scope, support and any different transition arrangement can be agreed at sale.
No, that is the point of the design. Run the full house, the two suites separately, or all three with the synchronized calendar the way it runs today, which is how it books slow-season nights comps miss. You can even live in one suite and operate the others, which may open owner-occupied financing. Ask your broker.
You receive the economic benefit of eligible existing bookings under the signed transition agreement. Until the coordinated launch, our calendar stays open 12–18 months ahead, with no deliberately shortened booking window. More bookings may arrive before the agreed cutoff.
The supplied September 21 schedule has 22 reservations and $37,603.53 in net payouts before management and expenses. It includes stays before any future closing, so the final buyer allocation depends on the agreed takeover date. Reservations remain subject to cancellations, changes, refunds and platform adjustments.
On eligible pre-transition bookings, Airbnb’s existing setup splits net payout 85% to the owner and 15% to Braydon’s designated management payee. We pay our prorated share of Cody & Elia’s $1,000 fee from that 15%, reducing your remaining amount payable to the team dollar-for-dollar. There is no duplicate 15% invoice. A different arrangement may be discussed and agreed in writing at sale.
Capital redeployment, not performance. Ross Stays is moving capital into larger hospitality acquisitions, and this property is worth more to a buyer who holds it than to us as a balance-sheet line. Year 2 momentum is on the page because we have nothing to hide about where this is heading.
Yes. The property operates today under a City of Calgary short-term rental business licence. As the new owner you obtain your own licence, a straightforward process we walk you through as part of the transition.

Published platform results: $182,654.63 gross and $159,958.59 net payout for July 2, 2025 to July 13, 2026 (377 days). Extended through July 31, 2026: $200,286.80 gross and $174,857.77 net (395 days). Both periods include two Stampedes. Tuxedo launched only two days before the July 4, 2025 Stampede, with no advance-booking runway; the extended result captures the first fully marketed peak season. These are not exact 12-month periods. Buyer cash-flow illustrations apply historical revenue bases to the displayed annual costs and financing assumptions. AirDNA estimates use their own dated reporting windows.
July and August rows retain the July 15, 2026 booking snapshot: July +61.1% gross / +40.7% net, August +87.9% gross / +74.4% net. September is a separate check-in-month comparison as of September 21, including paid and upcoming stays: +83.4% reservation net payout, or +90.6% total payout including AirCover. September includes the September 30 stay crossing into October. These comparisons support the growth context without guaranteeing future results.
The property is compared with selected high-performing Calgary listings using the supplied AirDNA captures. Tuxedo’s three listings share one property calendar and are aggregated for the comparison. This is not an exhaustive property-level ranking of every Calgary listing or multi-listing property. Badges, reviews and ranking history relate to existing listings and do not automatically transfer to a new account.
The buyer may engage Cody & Elia’s company for the proposed $1,000/month management arrangement, self-manage or choose another operator. They are trained and already provide cleaning, hot tub cleans, lawn care and other local services. Final scope, response coverage, separately billed services and taxes are set in the signed agreement. All percentage management fees use net revenue after platform fees. $12,000 is about 7.5% at $160,000 annual net revenue; the comparison is 25% on that same net base. A Calgary full-service provider, Nomadics, publishes a 25% net-revenue fee; actual provider scope and quotes vary.
Mortgage figures are illustrative: a $920,000 loan, equal to 80% of the assumed $1.15M residential lending value, at 4.50% over 25 years. At a $1.325M price, modeled equity is $405,000 plus about $5,000 closing costs: $410,000 in base buyer funds before any GST payable at closing. Any deposit already paid is credited against total buyer funds. The loan is not 80% of the full asking price. Actual appraisal, rates, terms and qualification depend on the buyer, lender and intended use.
The property is a recently built half duplex sold fully furnished and turnkey. Full property condition disclosure, including mechanical systems, hot tub service history, and recommended maintenance budget, is included in the buyer's package. A pre-purchase inspection by a qualified inspector is recommended.
The property currently operates under a City of Calgary short-term rental business licence. Licences are not transferable; the buyer must obtain their own licence to continue short-term rental operation. Municipal short-term rental rules are subject to change.
The asking price is $1,325,000 plus GST. Assuming a fully taxable sale at 5%, purchase GST is $66,250. An eligible GST-registered purchaser may self-assess real-estate GST and claim a full qualifying input tax credit on the same return, potentially leaving no net real-estate GST payment. The purchasing entity itself must qualify; registration alone does not make the sale exempt. Furniture and other movable assets may still require GST cash at closing. The $410,000 base becomes $413,000 if $3,000 GST is collected on an illustrative $60,000 chattels allocation, or $476,250 if all purchase GST is funded. These totals precede deposit credit and final adjustments. A GST-inclusive price is a different negotiated price term. Confirm the property classification, intended use, purchaser, allocation, collection obligations and any election with the closing lawyer and accountant.

At sale and official transition under signed agreements, the buyer receives the economic benefit of eligible existing bookings. Airbnb’s existing payout setup splits eligible net payouts 85% to the owner and 15% to Braydon’s designated management payee. The agreement documents how post-transition owner proceeds reach the buyer. Braydon pays a prorated part of Cody & Elia’s $1,000 monthly fee from his 15%; the buyer’s remaining team balance is reduced by that payment. Recommended proration is $1,000 multiplied by eligible equivalent property nights divided by calendar days in the month. Proposed weights are full house 1.0, upper 0.5 and lower 0.5, with no more than 1.0 per date. No second 15% invoice applies to a payout already split. Alternative terms may be discussed and agreed in writing at sale.
Until coordinated launch, Ross Stays keeps its existing 12–18 month forward booking window open without deliberately shortening it. Before new listings go live on the buyer’s or chosen manager’s account, reconcile all reservations and block the occupied dates across affected calendars. Ross Stays then unlists its listings from new bookings while existing stays remain on the original platform listings for fulfilment. Permanent removal follows completed reservations and applicable platform requirements. Bookings may cancel, change, be refunded or adjusted, and more may arrive before the agreed cutoff. The signed agreement determines responsibilities and settlement.
The buyer may use the copy, positioning, pricing framework, systems, processes and SOPs developed through Braydon’s 10 years of experience. Following the refined setup is recommended. The buyer may commission new photographs or arrange usage rights with the original photography company, which may require an additional fee. Photo licences, platform accounts, reviews and rankings are not automatically transferred.
Historical performance is not a guarantee of future results. Short-term rental performance is variable and operator-dependent; revenue figures reflect Ross Stays' operational model, and a change in operator may yield different results. Buyers should conduct independent due diligence including property inspection, financial analysis, legal review, and tax consultation. All figures CAD.
