Some are genuine operating costs. The issue is what is disclosed, what is marked up and who keeps it. These charges vary by contract; they are not all profit for the manager.

A busy calendar can still leave you cash flow negative.
Judge the investment by what remains after every cost.

The mortgage is still your responsibility.

So are taxes, insurance, utilities and empty nights. A management fee does not guarantee rental income. The manager can get paid while you lose money.

Do I actually own the property?

Yes, entirely, with title in your name from day one. We are a service, not a partner. We take no equity, we do not co-own, and we have no claim on the asset or what it earns.

What does it cost, and what is owed today?

Setup fees depend on the tier. Answer four questions to see pricing. The quiz and call cost $0. No payment is taken if we are not a fit. A deposit is paid only after we both agree to proceed. The $1,000 deposit is 100% refundable if you are not pre-approved within 14 days after payment, provided you supply all information required by the mortgage broker.

How much of my time does self-managing actually take?

It varies, and anyone giving you a fixed number is guessing. It depends on the property, the market, the season, how many guests turn over in a week and how much the automations handle. Owners on our systems commonly report a few hours a week once the launch settles, and some weeks take more. If it turns out to be more than you want, we source, negotiate and align you with a management team we have vetted, at an exclusive discounted rate.

What if the property does not perform the way I hoped?

We reduce that risk before you buy rather than after. Every deal is underwritten and stress-tested, and we only proceed on a property that works for both sides. We also operate it ourselves for the first thirty days to calibrate pricing on real bookings. Short-term rental income varies and nothing is guaranteed.

Do I need to be an accredited investor?

No. This is a service, not a securities offering. Anyone with the capital to acquire and launch a property can work with us. Boutique hotel partnerships are a separate conversation with their own eligibility, and we will point you to it if you raise it.
